There's nothing more exciting and or nerve wracking then buying a new home. Whether it is your first home or your 5th, it is a very important process. I work closely with each client learning their real estate wants and needs and helping them find their dream home.
My Philosophy:
My philosophy is simple. In my opinion, a home should sell itself. So many of my clients have just walked into a home and known immediatley that "this was the home for them". That makes my job easy.
My job is to help manage the people and processes involved in your purchase and ensure a smooth transaction. You will be provided all my market knowledge and input on current market conditions. Once you find a home you would like to put an offer on, we will work together to negotiate the best deal for you. Throughout the whole process, I will consult with you and help you identify and alleviate any potential issues that may occur down the road. I offer candid real estate consulting and look out for my clients best interests during every phase of the home buying process.
You need to be PRE-APPROVED not PRE-QUAlLIFIED.
There is a big difference between being Pre-Approved vs. Pre-Qualified. A pre-qualification only says that you have "talked" to a lender. A pre-approval means that the lender has met with you, reviewed and approved your income and expense situation and will lend you money once you find a home.
Getting pre-approved for your mortgage is a must before you go looking for your home for a couple of reasons. First, we want to make sure that we are looking at houses that are not only in your price range, but ones that fit within any constraints of your monthly budget.
Second, when we find your new home, we will need to act promptly to establish your best chances of getting the home. Any offer presented to a seller of a home, MUST be accompanied with a Pre-Approval letter from a reputable lender. This lets the seller know that you are a serious buyer that has the proper income to purchase the home. What the lender will need from you to get you Pre-Approved?
Important: There should be no charge for you to get pre-approved. If any lender tells you there is a fee for this, walk away. When you go to apply for a mortgage, you will need to fill out a loan application which supplies the lender with necessary information in regards to your income, expenses, and obligations.
